The situation

The homeowner had noticed a persistent musty smell in their ensuite for several months. There was no visible mold on any surfaces — the tiles, grout, and ceiling all appeared clean. A standard visual inspection would likely have found nothing.

We used a moisture meter to probe the tile wall adjacent to the shower drain. Readings inside the wall were significantly elevated — indicating active moisture inside the wall cavity despite dry surface conditions.

Slow leak at shower drain connectionA slow drip from an improperly sealed shower drain connection had been releasing water inside the wall cavity with every shower. Surface tension carried the water down the back of the tile and into the subfloor area.

Significant mold colony inside wall cavityOnce tiles were removed to access the cavity, a well-established mold colony was found on the drywall substrate, wall framing, and inside the subfloor area around the drain.

Non-moisture-resistant substrateThe original wall substrate behind the tiles was standard drywall — not cement board or a moisture-resistant product. This is common in older Ontario condo construction and significantly accelerates mold growth behind tiles.

What we did

The homeowner arranged for a licensed plumber to properly seal the drain connection and a contractor to install cement board substrate before retiling — eliminating the conditions that caused the original problem.
